1. Introduction

Welcome to AM VILLAS. By booking a villa through our services, you agree to the following terms and conditions. These policies are designed to ensure a seamless and enjoyable experience for all our guests.

2. Booking and Payment

  • A deposit is required to confirm your reservation. The amount will be specified at the time of booking.
  • The remaining balance must be paid in full before check-in, according to the payment schedule provided.
  • Payments are accepted via bank transfer, credit/debit card, or other agreed-upon methods.
  • Prices are quoted in USD or MXN and are subject to applicable taxes and fees.

3. Cancellation and Refund Policy

  • Cancellations made 60+ days before check-in: Full refund minus processing fees.
  • Cancellations made 30-59 days before check-in: 50% refund.
  • Cancellations within 30 days of check-in: No refund.
  • No refunds will be issued for early departures or unused nights.

4. Security Deposit and Damages

  • A security deposit may be required at check-in and will be refunded upon check-out, provided there are no damages.
  • Guests are responsible for any damages to the property, furnishings, or amenities beyond normal wear and tear.

5. Check-In & Check-Out

  • Check-in time: 3:00 PM
  • Check-out time: 11:00 AM
  • Early check-in and late check-out are subject to availability and additional fees.

6. Guest Responsibilities

  • The maximum occupancy for each villa must be respected. Additional guests require prior approval and may incur extra charges.
  • Loud music and parties are not permitted unless expressly authorized.
  • Smoking is prohibited inside the villa.
  • Pets are allowed only with prior approval and may be subject to additional fees.

7. Liability and Disclaimer

  • AM VILLAS is not responsible for accidents, injuries, or illnesses that occur during your stay.
  • We are not liable for lost or stolen items. Guests are encouraged to use in-villa safes if available.
  • Unforeseen circumstances such as weather conditions, natural disasters, or government regulations may affect your stay. No refunds will be issued for these events.

8. Property Maintenance & Service Requests

  • The villa will be cleaned and prepared before your arrival. Additional housekeeping services can be arranged upon request.
  • If maintenance issues arise, please report them immediately. We will address them as quickly as possible.

9. Changes to Terms & Conditions

AM VILLAS reserves the right to update these terms and conditions at any time. Guests will be notified of significant changes before they take effect.
